Ottawa has over a million residents in one single-tier city, but growing a business here means planning for at least four or five distinct areas. The 2001 amalgamation joined the old City of Ottawa with Nepean, Kanata, Gloucester, Cumberland, Goulbourn and other former municipalities. Many residents still think and shop in those older geographies, and your marketing should too.
The shape of the Ottawa market
The city is large, spread out and mixed between dense core, suburbs and countryside. The 2021 Census counted 1,017,449 people. Council is elected from 24 wards, ranging from inner-city Somerset and Rideau-Vanier to rural West Carleton-March, Osgoode and Rideau-Jock.
For planning, it helps to group the city into:
- The core: Centretown, the Glebe, Sandy Hill, Lowertown, Westboro and Hintonburg.
- The west: Kanata, Stittsville and Bells Corners.
- The south: Barrhaven, Riverside South and Findlay Creek.
- The east: Orléans, Blackburn Hamlet and Cumberland.
- The rural wards: villages such as Carp, Manotick, Richmond, Greely and Metcalfe.
A business based in Kanata that tries to serve Orléans may spend much of its day on the road. Treat each group as its own service area with its own targets.
Housing and household buyers
Ottawa has an unusually high share of row houses, which shapes household spending. In 2021, single-detached houses were 41.7% of occupied dwellings, row houses 21.4% and apartments of all types 31.3%. Row housing is common in the suburbs, so many owners have smaller lots, attached walls and shared considerations with neighbours.
For businesses selling to households, that means a broad middle market of owner-occupiers, not just large detached homes. Landscaping, cleaning, renovation and home-services firms often find the townhouse segment underserved by marketing that only shows big houses.
Business districts and BIAs
Ottawa's BIAs map neatly onto its neighbourhoods and give storefront firms a ready local network. The City's BIA layer includes Westboro Village, Wellington West, the Glebe, Preston Street, Somerset Village, Vanier, Bells Corners, Barrhaven, Kanata Central, Manotick and the Heart of Orléans, along with the ByWard Market District Authority.
Downtown changed recently: the Sparks Street BIA was replaced by a larger Downtown BIA from January 2025, as reported by the Ottawa Business Journal. For B2B sellers, the Kanata North Business Park, a technology park, along with Colonnade Business Park and the eastern industrial areas, are the obvious concentrations of business buyers.
Language and the Gatineau factor
Ottawa's market extends across the river, and a real share of buyers on both sides prefer service in French. Gatineau, Quebec, sits immediately north, and nearby Ontario municipalities such as Clarence-Rockland and Russell lie to the east.
Practical steps:
- Translate your five most important pages properly, not with an automatic tool.
- Make sure someone can handle a call or message in French, or say clearly when that's not possible.
- Keep your Google Business Profile and reviews responses consistent in both languages where you can.
Before marketing services into Gatineau or elsewhere in Quebec, check Quebec's own rules on language and consumer protection. Those are matters for Quebec authorities or a professional; we don't advise on them.
How we'd plan for Ottawa with you
Start with one area group, measure it ward by ward, and expand when it's steady.
- Build the growth plan around the area where most of your profitable work already sits.
- Point local marketing at the wards and villages in that area only.
- Review enquiries by area monthly.
- When the first area is steady, test the next with a capped budget through second-market expansion.
Seasons and timing
Ottawa's cold winters set the rhythm for many businesses. Demand for indoor services and certain retail peaks in winter, while landscaping, exterior renovation and patio-dependent hospitality compress into a shorter season. Plan cash flow and staffing around your own past two years of numbers rather than a GTA calendar.
Mistakes we see in Ottawa
- Ignoring French-speaking buyers, on either side of the river.
- Treating the rural wards like the suburbs. Villages such as Carp or Metcalfe have small populations, longer drives and strong word of mouth.
- One profile for the whole city. If you have two staffed locations, each needs its own presence.

Frequently asked questions
Do we need to market in French in Ottawa?
For many consumer businesses it helps, and it matters most if you want customers from Gatineau. Ask your own customers which language they prefer; your call logs and reviews will tell you how much French demand you already see. At minimum, consider a French version of your key pages and a way for French-speaking callers to be served.
Should we target the whole City of Ottawa?
Usually not at first. The city covers urban, suburban and large rural areas. A service business based in Barrhaven will find Orléans a long drive, so it often makes sense to treat the west, south, east and core as separate service areas.
Can an Ontario business easily sell into Gatineau?
Gatineau is in Quebec, which has its own rules on language, consumer protection and, for some trades, licensing. Check those requirements with Quebec authorities or a professional before marketing services there.
Which parts of Ottawa have business improvement areas?
The City lists BIAs across the core and the suburbs, including the Glebe, Westboro Village, Wellington West, Preston Street, Vanier, Barrhaven, Kanata Central, Manotick and the Heart of Orléans, along with the ByWard Market District Authority.
